Company Profile
Heritage West began operations in 1979. The company’s president, Howard Gad, is actively involved in the daily operations of the business and has successfully maneuvered Heritage West through many business cycles. He takes a “hands-on” approach towards management and surrounds himself with a tight knit group of dedicated professionals. The staff takes pride in “doing things the right way”. Teamwork, good organization and effective communication are encouraged throughout the company. This business structure has kept Heritage West’s on-going operations “lean” allowing it to adjust staffing to current business conditions.
Near and Long Term Goals of the Company
Beginning in the early ‘90’s, Heritage West management shifted its development efforts away from suburban residential subdivisions and now directs its activities primarily toward in-fill opportunities in Southern California and Phoenix, Arizona. The company’s focus is on smaller projects often overlooked by large, high volume builders. Development strategy targets the acquisition of underdeveloped properties in niche markets that have special characteristics that can be enhanced through creative design and marketing.
Currently Heritage West is focusing its efforts on well located, in-fill industrial developments for both new, ground up buildings and rehabilitating existing buildings for market repositioning. Industrial in-fill projects targeted are generally comprised of small free - standing buildings in the 6,000 to 10,000 square foot range developed in planned unit developments of four to eight buildings totaling 25,000 to 50,000 square feet.
Future projects may also include in-fill residential, commercial or mixed use developments depending on market demand and land availability. Upper end custom homes along San Diego’s coastal corridor are also being perused.
